Should you require a paper version of the application form, contact shorttermlets@south-ayrshire.gov.uk and they will get in touch.
You will be asked to submit the following documents as part of the application process:
Gas safety certificate (if your property has a gas supply)
Electrical Installation Condition report
Portable Appliance Testing (PAT) report
Legionella Risk Assessment
Planning permission (where requested by the local authority)
Floorplan - just needs to show the layout of the rooms
EPC certificate
Brief video of the property showing where the fire alarms are
Building insurance
Public liability insurance
Proof of consent from the owner(s) (if applicable)
Evidence of operation as a short-term let on or before 1 October 2023 (for existing host e.g. booking confirmation email from Sykes for booking(s) that took place before 1 October 2022.)
The licence fees are here. The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred below:
4 or fewer occupants- £250
5 or more occupants- £400
Numbers refer to are maximum occupancy.
There are suggested additional conditions to comply with including:
Carpeting the bedrooms, living room and hallway - may be imposed in flats with pre-existing laminate flooring where complaints received regarding noise
Ensuring guests do not first arrive or finally depart between the hours of 11pm and 7am
Taking steps to ensure guests to not play amplified music after the hours of 11pm within the property and garden (this condition may be imposed following investigations into noise complaints or at application stage of a particular property.)
Clearly labelling bins as belonging to the property
Not affixing a key box/device to any public or jointly owned infrastructure without provable consent
If there is solid fuel appliance (e.g. open fire/wood burner), chimney/flue is inspected and record available for inspection.
