Practical information about Perth and Kinross Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You will need to apply through the link to the application form, and you will be asked to submit the following documents as part of the application process:

• Completed Fire Risk Assessment

• Gas safety certificate;

• Electrical Installation Condition Report;

• Portable Appliance Testing (PAT) report:

• Legionella risk assessment;

• Planning permission (if applicable - the application will ask you a series of questions in the form of a checklist and this should ascertain whether you require planning permission or not and will prompt you should require to contact the Planning Department. You will be able to proceed with your application even where you are prompted to contacted Planning.

• EPC certificate;

• Building Insurance;

• Public Liability Insurance (of at least £5m);

• Proof of consent from owners (if applicable); Evidence of operation as a short-term let on or before 1 October 2023 (for existing host e.g. booking confirmation email from Sykes for booking(s) that took place before 1 October 2022.)

Fees

See information regarding the licence fees here. The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred below (numbers are maximum guest capacity):

• 1-2 guests: £350

• 3-6 guests: £530

• 7-10 guests: £900

• 11+ guests: £1600

Additional Conditions specific to the Perth and Kinross Council

There are additional conditions for licence holder to comply with, including:

• Clearly labelling bins as belonging to the property

• Not affixing key box etc. to public/jointly owned property without proof of permission
