Practical information about the North Ayrshire Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.
The North Ayrshire Council's policy document is here.
You will need to download and complete the Council's Short-Term Let Licence Application Form, where you can also find the FAQs.
The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home). The amount for secondary lets depends on the maximum guest capacity:
4 or under occupants: £250
5 or more occupants: £400
Once you have paid the fee (see page 15 of application form for details of how to), send the completed application form with all the required documentation to licensing@north-ayrshire.gov.uk.
You will be asked to submit the following documents:
Layout Plan – (see FAQ 18 - “What is a Layout Plan”)
Location Plan – (see FAQ 19 - “What is a Location Plan”)
Evidence of ‘Existing Host’ status (see FAQ 20 - “What is Evidence of ‘Existing host’ status”) (booking confirmation email from Sykes for booking(s) that took place before 1 October 2022 should suffice)
Evidence of owners' consent (if you are not the owner) (see FAQ 21 – "What proof of owner's consent do I need?")
Copy of the Planning document or Certificate of Lawfulness (only if you have one) (see Part D of the application form)
Any separate document you have used if the form was not big enough
The Council has included an additional condition: providing information to visitors about waste disposal and clearly labelling bins belonging to the property.
See page 10 of the Council's policy document for further detail on the additional licence condition.
