Practical information about the Moray Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.
Application form and documents
The Council's guidance is here:
You will be asked to complete the following documents which are all available here:
Application Form;
Checklist;
Scottish Fire and Rescue checklist; and
Legionella Risk Assessment.
You will be asked to submit the following documents with your application form:
Detailed to scale floor/layout plan to include the requirements at pages 9-10 of the Council's guidance;
Buildings Insurance Certificate;
Public Liability Insurance Certificate with a minimum cover of £5m for each booking;
Electrical Installation Condition Report (dated within the last 5 years, properly completed and showing the property is safe to let);
Portable Appliance Testing Report;
Energy Performance Certificate (dated within last 10 years);
Owner(s) consent declaration (if you are not the owner); and
Gas Safety Certificate (if there is a gas supply) dated within the last 12 months, properly completed and showing the property is safe to let.
The Council's fee info is here. The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home). That fee for a new or existing operator is £495.
The Council has not adopted any additional conditions at this time.
