Practical information about the Midlothian Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You will be asked to submit the following documents as part of the application process:
Completed Fire Risk Assessment - see checklist here
Annual gas certificate (for premises with a gas supply)
Electrical Installation Condition Report
Portable Appliance Testing Report
Planning permission (where requested by the licensing authority)
Floorplan (see information within the application form.
EPC Certificate
Buildings Insurance
Public Liability Insurance
Proof of consent from owner (if applicable)
Evidence of operation as a short-term let on or before 1 October 2023 (for existing host e.g. booking confirmation email from Sykes for booking(s) that took place before 1 October 2022.)
The licence fees are at Appendix 3 of the Council's policy note. The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred in the table below:
Up to 4 bedrooms/8 guests: £465
5-8 Bedrooms/16 Guests: £525
More than 8 bedrooms/16 guests: £660
There are just two additional conditions:
Managing the premises in such a way as to seek to prevent and deal effectively with any antisocial behaviour by guests or anyone else in the short-term let and the locality of the short-term let; and
Co-operating fully with Council Officers in any investigation of antisocial behaviour and noise complaints relating to the short-term let.
