Practical information about the Inverclyde Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You will be asked to complete the following documents:
Scottish Fire and Rescue Service’s Fire Safety Checklist
You will be asked to submit the following documents with your application form:
Floor plan of the premises which should include the following:
Rooms sizes;
Fire escape routes;
Accommodation intended for guests with mobility impairment;
Location of any steps/ stairs/ elevators/ lifts on the premises
Extent and boundary of the building
Fire Risk Assessment;
Current Gas Safety Certificate showing the property is safe to let (if there is a gas supply);
EICR dated within the last 5 years showing the property is safe to let;
PAT report showing the property is safe to let, dated within the relevant time for the equipment at the property;
Legionella Risk Assessment, guidance can be found here: https://www.hse.gov.uk/legionnaires/
Planning permissions (for premises within a control area of which there are currently none in Inverclyde, or where requested by the licencing authority)
EPC dated within the last 10 years;
Proof of Buildings Insurance cover for the holiday let;
Proof of Public Liability Insurance for the holiday let;
Proof of consent from owner(s) (if applicable)
Evidence of letting before 1 October 2022 e.g., booking confirmation email from Sykes for bookings that took place before 1 October 2022,
Owner Statement
The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home). The licence fees for secondary letting are £450 (for a maximum occupancy of 4 or fewer occupants) or £550 (for 5 or more occupants).
There are additional conditions to comply with including:
Providing guests with info booklet on how to dispose of refuse properly and appropriately;
Advising guests that as a condition of booking they must provide details of a named person over the age of 21 years;
As part of the booking conditions you must advise guests that additional noise making equipment such as decks and speakers are prohibited at the premises;
Not affixing key box etc. to public/jointly owned property without permission;
Taking reasonable steps to ensure that guests do not arrive first or finally depart between 11.00pm and 7.00am. Must advise guests of this as part of their booking conditions;
Providing window opening restrictor locks
Reviewing annually the fire risk assessment.
