Whether you are listing your holiday cottage to new guests for the first time or already running a successful holiday let, providing all the essentials will help ensure your guests have the best stay possible.
Having a holiday let inventory checklist will help you keep track of what amenities you will need for your holiday let.
Our helpful holiday let inventory template is made up of some of the items that our holiday let owners have noted as being most essential.
One of the most exciting areas, yet most demanding, is the kitchen.
Including the essential items for your cottage kitchen such as utensils and kitchen appliances can help ensure that your guests have everything that they need during their stay.
The main areas to consider for your holiday let kitchen inventory are:
Pots and pans - Be sure to give your guest a selection of pots and pans to enable them to make whatever food they may fancy.
When buying your pots and pans, consider the quality as they will be used regularly and will therefore need to be changed more often.
Appliances - Appliances can range from big unit items such as a fridge, washing machine and dryer, to something smaller like a microwave or kettle.
Generally all holiday lets should have the basics, however, if you want to really ‘wow’ your guests, you can include more boastful items like coffee machines and air-fryers.
Dinnerware - The most delicate of all of the essentials has to be dinnerware.
Generally, you will need to provide plenty of plates, bowls and cutlery to accommodate the number of guests your property holds. Be sure you have some spares available incase of any accidents
That being said, accidents will happen especially when your dinnerware is being used regularly. Unlike your other kitchen items on our inventory checklist, do not splash out too much on quality as you will find these will be replaced fairly quickly.
It’s easy to forget about supplying your bathroom with items other than toilet roll and soap. These are the basics that are required in any holiday let.
But if you want to ‘wow’ your guests, you’re going to need to go the extra mile. But don’t worry, we’re here to help you get there.
A true make or break room in a holiday let is the bedroom. As a personal space, your guests will expect this to be clean, tidy and hygienic.
Put yourself in your guests shoes and imagine what you would want to see in your own bedroom. What you may think is an easy to-do room can blossom into something more comforting.

As you can imagine, the living area is where your guests are going to be spending most of their time. That’s why it’s important to knock this room out of the park.
In a similar fashion to your kitchen, try and think about how many guests you are going to accommodate. Ensure that there is adequate seating in any dining room or living room.
Family holidays are one of the biggest holiday markets, with over 30% of bookings made on the Sykes website in 2022. If you run a family-friendly holiday let, you may want to consider adding child-friendly amenities such as toys and play equipment, along with cots, high chairs and stair gates for infants.
Owners of dog-friendly holiday homes will often take what they need for their pet, but it can’t hurt to offer some additional support. Some poo bags, food and water bowls and a pet bed will add a nice touch to your welcome.
The basics are boxed off and you’ve made sure your guests are as comfortable as possible, but you’re still looking for something more. Not every property features these items but that is what makes them ‘special’. These properties stand out from the crowd and often draw in more bookings as a result.
