Falkirk Council's Short Term Let Licence Process

Practical information about the Falkirk Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

Application form and documents

Read Falkirk Council's web page for the licensing scheme. From that page, you can download and complete the application form.

The page explains that the lets policy, including fee levels, will be considered by Falkirk Council's Executive in early December, and that if you apply before then you will subsequently be advised of the relevant fee and sent a copy of the approved policy after that date. We will monitor.

Send the completed application form with all the required evidential documentation to licensing@falkirk.gov.uk. A member of the Licensing team will contact you for payment.

There is an application checklist within the application form document to help ensure you submit all the relevant information.You must submit the following documents as part of the application process:

• Completed Fire Risk Assessment (see the last two pages of the application form document)

• Annual gas certificate (for premises with a gas supply)

• Electrical Installation Condition Report

• Portable Appliance Testing Report

• Legionella Risk Assessment

• Planning permission or a certificate of lawful use of development (if either required) or confirmation that you have made an application.

• Floor plan (if required - note, it isn't clear from the information available at the moment in what circumstances a floor plan is required but hopefully this information will become apparent when the Council publishes its policy).

• EPC Certificate (for premises which are dwellinghouses)

• Buildings Insurance Certificate

• Public Liability Insurance to the value of £5million

• Proof of consent from owner (if applicable)

• Evidence of operation as a short-term let before 1 October 2022 e.g. booking confirmation email from Sykes for booking(s) that took place before 1 October 2022.
