Practical information about the Edinburgh City Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You can upload your completed application form, together with all required supporting documentation and make payment using the Civic and miscellaneous licensing submission form here.
You will be asked to submit the following documents as part of the application process (see page 4 of the policy statement and page 4 of the guidance and application form document for details):
Annual Gas Certificate (for properties with a gas supply).
Annual Portable Appliance Test Certificate (PAT)
Current Electrical Installation Condition Report
Planning permission for the use of the premises as a short-term let or, proof that an application for planning permission has been made which has not yet been determined or, proof that planning permission is not required (Certificate of Lawfulness);
A4 size copy of the floor plans of the property
Completed Short Term Let Fire Safety Checklist (see pages 23-24 of the guidance and application form document.
Owner(s) consent to operate the property as a short-term let – if applicable

The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred in the table below:
1-3 occupants: £653
4-5 occupants: £1,089
6-10 occupants: £2,481
11-15 occupants: £3,872
16-20 occupants: £5,263
21 occupants and over: £5,869
Numbers are maximum occupancy
There are additional licence conditions to comply with including:
Displaying emergency escape and licence details in the property;
Providing emergency contact details to the Council and neighbours;
Telling neighbours when you receive your licence; and
Ensuring suitable floor coverings within the property such as a carpet or similar.
