You will be asked to complete the following documents:
The online application form.You will be asked to display public notice that you’ve submitted an application form. This needs to be displayed on or near your property where it can be easily read by the public for 21 days.You can find the Application checklist here. You will be asked to submit the following documents as part of the application process:
Current Gas Safety Certificate showing the property is safe to let;
EICR dated within the last 5 years, properly completed and showing the property is safe to let;
EPC dated within the last 10 years;
Photographic evidence of fire and carbon monoxide detection installation;
Legionella Risk Assessment for premises with hot tubs, spa pools or similar;
Current PAT certificate showing the property is safe to let;
Certificate of compliance with Water Intended for Human Consumption (Private Supplies) (Scotland) Regulations 2017(b);

Proof of buildings insurance for the holiday let;
Proof of Public Liability Insurance for the holiday let with a minimum cover of £5m for each booking;
Scottish Fire & Rescue Service Checklist.
The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home). The license fees for secondary letting are £595 for up to 2 bedrooms and £50 extra for each additional bedroom.
There are additional license conditions to comply with including:
Where a residential property is below the property (i.e. flats), shared entrance or close proximity to other properties, taking reasonable steps to ensure that guests do not first arrive or finally depart from the property between the hours of 11 pm to 7 am;
Clearly labelling bins as belonging to the premises; and
Not affixing key box etc. to public/jointly owned property without permission.For further detail on the additional license conditions, see Appendix 4 in the guidance.
