Practical information about the East Lothian Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.
Read East Lothian Council's guidance and policy note.You will be asked to download and complete the application form.Send the completed application form with all the required evidential documentation to licensing@eastlothian.gov.uk. A member of the Licensing team will contact you for payment of the fee which is £390.You will be asked to submit the following documents as part of the application process:
Annual gas certificate (for premises with a gas supply)
Electrical Installation Condition Report
Portable Appliance Testing Report
Fire Risk Assessment
Legionella Risk Assessment
Planning permission (for premises within a control area or where requested by the licensing authority)
Floor plan (required to be measurable to an accurate scale of 1:50 or 1:100 on either A4 or A3 paper, to a metric scale, with a scale bar on each drawing, floor plan of each level including the layout of all rooms together with the location of sanitary ware, cooking facilities, power outlets, lighting points and switches, must be legible, accurate and measureable and indicate the number of guests occupying each bedroom)
EPC Certificate (for premises which are dwellinghouses)
Public Liability Insurance
Proof of consent from owner (if applicable)
Evidence of operation as a short-term let on or before 1 October 2022 e.g. booking confirmation email from Sykes for booking(s) that took place before 1 October 2022.
There are additional conditions to comply with, which include:
Not storing or using LPG on the premise; and
Ensuring that let rooms are fitted with the correct locks.
