Practical information about the Dundee Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You will be asked to download and complete the application form.
You will be asked to submit the following documents as part of the application process:
An accurate plan of the premises indicating (i) the use and dimensions of each room, (ii) Maximum guest occupancy (See guidance note para. 5a)
Copy of Property Insurance (see guidance note para. 52)
Copy of Public Liability Insurance (see guidance note para. 52)
Current NICEIC or EICR and PAT certificate (see guidance note para. 5(c) and 42 to 45)
Current Gas safety certificate (see guidance note para. 5(d) and 46 to 48)
Planning permission Reference Number (for premises within a control area or where requested by the licensing authority) (see guidance note para. 13 & 15)
Legionella Risk Assessment (see guidance para. note 39)
Evidence of letting before 1 October 2022 e.g., booking confirmation email from Sykes for booking(s) that took place before 1 October 2022.
For details on the licence fees see page 3 here. The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred in the table below:
1-2: £310
3-4: £620
5-6: £930
7-8: £1240
9-12: £1860
13+: £3100
The numbers refer to maximum capacity.
There are additional licence conditions to comply with including:
Where a residential property is below the property (i.e. flats), taking reasonable steps to ensure that guests do not first arrive or finally depart from the property between the hours of 11 pm to 7 am;
Ensuring handrails are affixed to a flight of stairs (Every stair for a change in level of more than 600 mm should have a handrail on at least one side, fixed at a height of at least 840 mm and not more than one metre above the pitch line of a flight or surface of a landing);
Where the property is in a terrace or block, clearly labelling bins as belonging to the property;
For new short term lets, fitting carpets with suitable underlay to reduce sound transmission between flats (this will also be necessary for existing short term lets where substantiated complaints about excessive noise are made);
