Practical information about the Argyll and Bute Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You will be asked to complete the online application process here.
There is a pre-application checklist to help you ensure you've done everything required and it includes the documents you need to submit.
Those documents are:
Floorplans (see the pre-application checklist for further guidance on completing the plans)
Site plan – including boundaries, ideally to a scale of 1:500
EICR (Electrical Installation Conditions Report) dated within the last 5 years.
Where there is a gas supply, Gas Safety Inspection Certificate completed by a CORGI registered person.
Public Liability Insurance
Building and Contents Insurance
Booking and payment details from customers to demonstrate that you are an existing short-term let business. You should provide evidence of previous booking dates and confirmation or receipt of payments for these bookings e.g. booking confirmation email from Sykes for bookings that took place before 1 October 2022 (See Pre-Application Checklist for further guidance).
The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred in the table below. Maximum Guest Capacity:
Up to 4: £316
5-5: £452
9-12: £678
13-20: £904
21 and over: £1130
There are additional licence conditions to comply with including:
Managing noise in flatted premises above another residential property by (a) carpetting the floors of bedrooms, living rooms and any hallway (though the authority has a discretion not to require this where the flat is built, or converted, to Domestic Technical Standard 5.1 - see here for more info. (b) ensuring first arrival and final exit of guests isn't between 11:00pm and 7:00am.
Ensuring there are, and guests are aware of, facilities for waste disposal and clearly labeling bins as belonging to the property.
Not affixing key box etc. to public/jointly owned property without permission.
Additional conditions for Guest Safety; intended for specific premises where certain facilities and amenities are provided for the use of guests include:
Providing a pool safety and bather safety operating plan for swimming pools and ponds.
Taking reasonable measures to ensure the suitability and safety of any watercraft.
Taking reasonable steps to ensure the safety of persons using bicycles.
Taking reasonable steps to ensure the safety of persons using outdoor play equipment.
