Practical information about the Angus Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You will be asked to create an account and complete the online application process here.
Or you can complete their paper form at page 22-27 of the policy and guidance doc.
You will be asked to submit the following documents as part of the application process:
Certificate of Compliance that you have complied with the requirement to display the public “Notice of Application” for a period of 21 days;
The Application should include a Layout Plan. It would be helpful for the Layout Plan to describe the Premises, including: (a) the location and width of any escape routes from the Premises; (b) the location of any equipment used for the detection or warning of fire or smoke or for fighting fires; (c) the location of any steps, stairs, elevators or lifts on the Premises; (d) the layout of rooms; (e) the position of any ramps, lifts or other facilities for the benefit of disabled people;
EPC dated within the last 10 years;
Proof of Public Liability Insurance for the holiday let with a minimum cover of £2m for each booking;
Proof of buildings insurance cover for the holiday let;
Where there's a gas supply, gas safety certificate dated within the last 12 months, properly completed and showing the property is safe to let;
A fire risk assessment;
Confirmation of smoke and carbon monoxide detection systems;
Emergency plan (what to do in an emergency);
EICR dated within the last 5 years, properly completed and showing the property is safe to let;
PAT certificate dated within the last 12 months, properly completed and showing the property is safe to let;
Legionella risk assessment, see this guidance to assist owners;
Copy of the information sheet you give to guests;
Planning permission or certificate of lawfulness confirming no planning permission is required;
If you have chimneys/flues, a chimney/flue annual cleaning certificate;
If you have a private water supply, sample results;
Declaration of consent signed by owner/authorised person.

The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred in the table below (the numbers refer to maximum guest capacity):
1-5: £349
6-20: £460
20+: £588
The Council has not adopted any additional conditions at this time.
