Practical information about the Aberdeen City Council's Short Term Let Licence process. To be read in conjunction with the information relevant to the process for the whole of Scotland.

You will be asked to create an account and complete the online application process here.
You will be asked to submit the following documents as part of the application process:
Plans of the premises to a suitable metric scale (preferably 1:50) indicating the following: Floor plans of each including the layout of all rooms together with the location of sanitary ware, cooking facilities, power outlets, lighting points and switches. The maximum number of guests occupying each bedroom
Proof of insurance cover for the holiday let;
Proof of Public Liability Insurance for the holiday let with a minimum cover of £5m for each booking;
EICR dated within the last 5 years showing the property is safe to let;
PAT certificate dated within the last 12 months showing the property is safe to let;
If there's a gas supply, a gas safety certificate dated within the last 12 months showing the property is safe to let;
EPC dated within the last 10 years;

The licence fees are here. The relevant fee for most of our owners is that being charged for secondary letting (ie. when you let out accommodation that isn’t your only or principal home) and so it is that fee to which we’ve referred in the table below:
1-2 occupants: £420
3-4 occupants: £630
5-6 occupants: £840
7-8 occupants: £1,120
9-12 occupants: £1,490
13+ occupants: £2,980
The numbers refer to maximum guest capacity.
There are additional licence conditions to comply with including providing adequate information on, and facilities for, the storage, recycling and disposal of waste as well as clearly labelling bins as belonging to the property.

There are standards that applications will be considered against – these relate to space, layout and facilities in rooms, heating, lighting, ventilation, handrails, notifying the Council of any material change in circumstances affecting the licence holder or premises, guest information folder containing many of the documents being submitted etc. For the detail on this see pages 9-16 of the Council's guidance.
